Base Package
$425

At BloomRoom, we handle the details so you can focus on your clients. Our full-service transaction coordination includes:

Contract Review & Compliance

  • Review executed contracts and addenda for accuracy, completion, and compliance

  • Ensure all required documents are signed and distributed to the appropriate parties

  • Communication & Coordination

  • Introduce all professional and client parties at the start of the transaction

  • Coordinate earnest and option money delivery to the title company

  • Send an overview of important contract dates and deadlines to clients

  • Create and share calendar invites for key deadlines (Google Calendar compatible)

  • Provide weekly updates to agents and professionals to ensure smooth progress

Deadline & Task Management

  • Schedule inspections upon request and notify all parties

  • Send reminders for upcoming deadlines

  • Coordinate ordering and scheduling of surveys, if needed

  • Facilitate drafting of amendments (agent to confirm terms and handle negotiations)

  • Send “next steps” update to clients once the option period ends

  • Verify the appraisal has been ordered and provide due date updates

Contingency & Compliance Follow-up

  • Monitor and follow up on contingencies (e.g., HOA documents, financing, leasebacks)

  • Confirm delivery and client receipt of the title commitment; advise client to review

Client Resources & Support

  • Provide utility setup information

  • Share home warranty options and coordinate ordering through title if requested

Closing Preparation & Wrap-up

  • Schedule closing and final walk-throughs

  • Send detailed closing prep instructions to clients (what to bring, key exchange, etc.)

  • Remind agent about closing gift (optional but thoughtful!)

  • Review the closing statement for accuracy

  • Process and confirm Delivery Authorization (DA) as per brokerage guidelines

  • Ensure DA and wiring instructions are sent to title​​​

Gold Package
$500

Everything included in above package plus the following items:

Client Communication & Preparation

  • Client and Agent Portal

  • Send a comprehensive transaction overview email to clients, including contact info for all parties involved

  • Provide clients with best practices to prepare for inspections

  • Assist in scheduling, coordinating, and updating all parties regarding repair requests

  • Collect and organize repair invoices, receipts, and proof of completed work

Utility & Insurance Support

  • Confirm that clients have set up utilities for their new home

  • Share the agent’s preferred insurance referrals upon request

  • Ensure buyers are actively working with their lender to clear loan conditions, select an insurance provider, and sign the preliminary Closing Disclosure (CD) on time

Title Coordination

  • Confirm title has received a completed title questionnaire

  • Verify that title has received the seller’s loan payoff information

Closing Gift & Post-Close Follow-up

  • Assist in ordering a client closing gift, if requested

  • Send a personalized “Thank You" or  "Congratulations” email to clients after closing - this can include, but is not limited to:

    • Homestead exemption info (where applicable)

    • Review request

    • Post-closing resource guide attachment

    • misc guide attachments

    • Newsletter Sign-up

    • Client birthday request​

  • Follow up once more after closing if a review or birthday hasn’t been received
